Sitting at about 2,600 feet at the mouth of the San Gorgonio Pass, this town gets real winters with freezing nights, occasional snow dustings, and steady wind that just doesn't quit. Summers still hit hard, but the mornings and evenings are noticeably cooler than what you'd feel down in the valley. Legendary Air runs Beaumont weekly, and we've learned that heating and wind wear matter here as much as the AC side does.

The housing mix is heavily master-planned and mostly new. Sundance and Fairway Canyon are packed with 2000s and 2010s single- and two-story tract homes, most on slab with attic-mounted furnaces and 4- or 5-ton splits. Tournament Hills leans a bit higher-end with larger footprints and more custom touches, but the same attic-equipment pattern holds. Solera Oak Valley Greens serves the 55-and-better community with smaller floor plans and downsized equipment that can't afford to be oversized. Three Rings Ranch and the newer builds south of the freeway are still coming online, most with heat pumps as the base system rather than gas furnaces.

On the repair side, our winter calls up here look different from what you'd see in Hemet. Cracked heat exchangers on older gas furnaces, failed defrost boards on heat pumps, iced outdoor coils when the wind and humidity line up wrong, and auxiliary heat strips that were never sized correctly for the actual coldest week of the year.
