Most commercial buildings in Hemet, San Jacinto, and Menifee run on rooftop package units. Same idea as a home furnace and AC, just bigger and combined into one cabinet sitting up on the roof. When they quit heating, the failure is usually in one of a handful of predictable spots and the fix isn't a mystery.
The most common commercial no-heat call we run is a bad hot surface ignitor. It's the little glow rod that lights the gas. They wear out on a schedule, especially in restaurants and shops that run heat cycles all day. A ten-minute swap and you're back up. If your rooftop is clicking and clicking without lighting, that's usually the one.
Next up is a stuck or failed gas valve, or a control board that isn't sending the signal. Both throw a fault code on the unit's LED, and both are common on older Carrier and Trane rooftops out in Temecula and Murrieta business parks. We read the codes, test the wiring, and swap the failed part instead of guessing.
Belt drive blower motors are the other repeat offender on larger rooftops. Belts stretch, pulleys wear, and eventually the belt slips or breaks. No airflow means the high-limit trips and the unit shuts down on safety even though the burners are fine. We keep common belt sizes on the truck.
The one nobody likes: a cracked heat exchanger. It's a safety issue (carbon monoxide) and it condemns the heat side of the unit. On a young rooftop, warranty might cover the part. On anything past 12 years, we'll walk you through repair versus replacement and give you honest numbers on both.
