Bigger footprints, better equipment specs when the homes were built, and a lot of dual-system setups instead of a single big AC trying to cover the whole floor plan. Legendary Air works Murrieta all week long, and the biggest thing to know is that no two neighborhoods are running the same equipment.
The west-side hillside neighborhoods like Copper Canyon, Bear Creek, and the older Meadowlark stretch are a mix of 1990s and 2000s custom homes, many with condensers tucked up slopes or in tight side yards that most techs weren't trained to handle. Greer Ranch and The Colony carry 55+ community layouts with smaller footprints but higher-end finishes. Alta Murrieta, Central Park, and Mapleton are the older family-oriented tracts from the late 90s. The east-side newer builds along Clinton Keith and out toward the French Valley border are mostly 2010s and 2020s two-story homes with builder-grade splits that are starting to hit the age where things break.
Summers here are hot but not brutal, mid-90s to low-100s through most of July and August. The bigger deal is that Murrieta homes are large enough that a single undersized system will just run all day and never really catch up. On the repair side, our summer calls skew toward capacitor and contactor failures, refrigerant leaks in aging line sets, and thermostat wiring issues on the more complex zoned setups. Winter is short but the mornings can hit the low 30s, and we get a steady stream of ignitor and flame sensor failures on the December cold snaps.
For new installs, we run a full Manual J load calculation, look at the ductwork honestly, and quote realistic options. That often means dual systems on larger homes because splitting the load beats oversizing a single unit almost every time.
