Today it's a full-blown Riverside County suburb with tract after tract of new construction stitched into the older neighborhoods. Legendary Air runs Menifee constantly, and the housing mix is the whole story: what you find behind the drywall varies dramatically depending on which subdivision you're standing in.
The newer master-planned areas (Audie Murphy Ranch, Heritage Lake, McCall Mesa, The Oasis, and the sprawl along Newport Road) are packed with 2010s and 2020s builder-grade splits. Most are attic-mounted 4- or 5-ton systems with cheap thermostats and undersized returns. They work fine at year one and start losing capacity by year seven, which is right around where we get most of the calls. The Sun City core is a different world: 1960s and 1970s single-story tracts, small footprints, older gas furnaces, and outdoor units that have quietly been rusting through a lot of summers. Then there's the Quail Valley and Romoland stretches with rural lots, larger properties, and everything from mini splits on manufactured homes to full custom HVAC on newer horse properties.
Summers in Menifee run long and hot. It's not the peak of Perris heat, but 100 to 105 for weeks at a time is normal, and equipment that runs 12 to 14 hours a day for months on end wears out on a real timeline. Winter is short but the mornings dip into the 30s, and dead furnaces on those mornings account for a solid slice of our December and January calls. On the repair side, capacitors, contactors, and refrigerant leaks lead the summer list; ignitors, flame sensors, and thermostat wiring lead the winter list.
